Quiet Enjoyment is concerned with the rights of occupiers of residential property to live undisturbed in their homes and the legal remedies available when their peace is threatened.
In Massachusetts, the covenant of quiet enjoyment is a legal principle that ensures tenants have the right to use and enjoy their rental property without unreasonable interference from the landlord or others claiming rights through the landlord.
Mayor DeMaria's cousins act Trumpian in this regard, violating tenants' rights and threatening to sue and evict if you look at them the wrong way, taking your rent money and spitting at you. It is so wrong.
This book aims to provide lawyers and other advisers with a practical guide to the law, so that the relevant legal issues may be more easily understood. In addition, particularly with assistance from non-lawyers in mind, it offers an outline of relevant court procedures and seeks to demonstrate how the legal system can be made to operate for the benefit of the occupier. The book is divided into two parts: Civil proceedings covering causes of action and remedies: damages, awards of compensation for loss, distress and discomfort and injunctions; county court procedure - with practical examples for preparation of documents, in particular for emergency orders and Criminal proceedings - covering the Protection from Eviction Act (PEA) 1977 and Protection from Harassment Act (PHA) 1997, as well as offences which a landlord can commit under the Criminal Law Act (CLA) 1977
I will keep it short and sweet today, the main point I am bringing to court and to the voters is Quiet Enjoyment.
Paying my rent each month there was Peter Chiarello singing Moon River into my apartment on Day 1, with his hat in the door to deny us safety, all sorts of individuals waltzing in and out without a CORI check, allegedly four drug dealers making their rounds and being public nuisances, Robert Bailot's invasion of my building, his slamming of doors here and false police reports forcing me to put a restraining order on him, now his son allegedly totaling the family vehicle, and the kid allegedly not having a license, and then there's the daily racist utterings of Charles Censullo, sexually harassing me more than Robert Bailot
Steve Kergo, Nicole DiPierro, Jean Daniel, Brian Arrington, the lot of them fail to do their job despite the
EHA website bragging, fraudulently, that it is a safe place to live

I am proposing a tenants union because of a lack
of action regarding SERIOUS threats on the Quiet Enjoyment
of residents.

A tenant calling us A-hole, Bitch (a woman)
Her accomplice, the drunken terror of Whittier Drive and
allegedly dear friend of the Housing Director's nephew,
Anthony DiPierro
What a waste when the invisible man, racist councilor DiPierro,
won't lift a finger for tenants --- but uses us to campaign
Darren Costa was there for all of us, DiPierro is not.
We need a tenants union and Anthony DiPierro should resign

Just a tenant who realizes that my civil rights have been fractured by the director of Housing. The Housing Director is the aunt of the notorious racist City Councilor of Ward 3, Anthony DiPierro, cousin to the mayor.
This morning – Sunday September 15, 2024, while making toast, the smoke detector went off. I know that many tenants have faced this.
A 70 year old man, with a broken arm, loses a piece of toast on the floor while waving a broom at the smoke detector. This is not how life should be.

Everett Housing has Violated our Quiet Enjoyment in my opinion. And we need a union to fight for our rights.
1)An alleged drug dealer, running an alleged casino under my apartment, was what welcomed me May 3, 2022 when I moved in.
2)The alleged “dealer” had a hat in the front door so that every Tom, Dick and Harry could “play the horses” as the tenant yelled out his window to me.
The woman underneath me yelled up to my window after ringing my buzzer at 9:05 PM “You’re an asshole.” July of 2022. September of 2024 the same woman allegedly called another woman a “bitch” when she – ostensibly – wouldn’t have sex with the town drunk.
Housing took a restraining order agreement out on Bob Bailot on January 12, 2023. Bailot runs around saying he “won” in court. In court a judge blasted the allegedly drunken troublemaker.
Racist City Councilor Anthony DiPierro is nowhere to be found, the invisible man, while his perverted friend places political information in the community room, violating Housing rules
This tenant had to remove DiPierro’s garbage in a tight election. DiPierro did nothing. DiPierro’s aunt, the Housing Director, did nothing.
However, when Bailot was filing false police reports on his victim, DiPierro did nothing, she wouldn’t even testify in court, under subpoena.

Bailot was blasted by the judge, but continued his misconduct, coming to my building. I put up a sign No Trespassing. Well, while I was in court on Zoom Nicole DiPierro was yelling and screaming in my hallway, not over her nephew’s wrongful conduct in the community room, but at the victim of sexual harassment. She violated my quiet enjoyment, but her staff REFUSED to put lighting in my hallway for about 3 months, and clean out the trash in the back hallway that was there about 2 or 3 tenants ago.

Robert Bailot has ruined Quiet Enjoyment for many at Whittier Drive and Nicole DiPierro ignores the allegedly drunken rages ostensibly on behalf of her nephew. Both are cousins of the mayor. We are being victimized by a Housing Director who does nothing and to paraphrase Nicole “We are tired of this.”
